PLAN TO PURCHASE THE PROPERTY (land and building)
1. Purchase of 35 hectares of land, of which 15 hectares is mature forest, & 20 hectares of farm land containing about 600 small olive trees.
Estimated cost, €1 per square meter. 1x 350.000= € 350.000
2. Purchase of “Borgo Follonica” in order to be renovated and rebuilt. Gross surface of the village: about 1.300 sqm and 5.000 sqm of uncovered area.

BUSINESS PLAN OF INVESTMENT (renovation of the village and furnishings)
1. Renovation and Reconstruction of the village Follonica in the municipality of Subbiano ( Arezzo), hamlet of Santa Mama. The renovation plan to recuperate the village, partly in ruins, includes the creation of 20 suites and facilities to be shared among the guests (dining room, kitchen, reception, swimming pool). It is also included the adjustment of the road network and the settlement of the uncovered areas. Gross surface of the village about 1.300 sqm and more than 5.000 sqm of uncovered areas.

2. Furnishing of 20 studio apartments and facilities.

Important Points
* The wood has non residential constrictions (with the exception of the intervention connected to the service structure and the dwellings of the farms). However, it is possible to clean, cut the branches and thin about the 5% of what is existing in order to have a twenty-year return in production. It has been assessed an annual biomass production of € 20.000 after expenses that could be used in the rural tourist industry in many ways: for the production of hot water for sanitary or heating purposes, for electricity, for compost or could be sold to a third party.
* The agricultural land can be used for cultivation. The olive trees, fruits and vegetables could be used for rural tourism. It is also possible to build a new company building for business needs such as house (dwelling) of 150 squared meters and whatever can be considered necessary.
* The village can be completely redecorated and renovated as accommodation facility for “rural tourism” paying the expected dues. The collapsed parts can be restored or rebuilt. It is possible to extend the old volumes layout for toilets, to reach the net liveable height, or to put any amendments in order to have an Architectural Barrier-Free Design.
